How Much Can My Landlord Increase the Rent Each Year?
Ontario sets a yearly rent increase guideline, but exceptions may apply.

Your landlord can typically increase the rent once every 12 months, either one year after your tenancy begins or one year after the last rent increase—whichever comes later.
For 2025, the maximum rent increase allowed under the provincial guideline is 2.5%.
However, some properties are exempt from rent control, including new buildings, additions to existing buildings, and most basement apartments first occupied for residential purposes after November 15, 2018. In these cases, landlords can set rent increases without following the guideline.
