What Counts as Proof of Income?

When you apply to rent a property, you’ll need to provide proof of income to verify that you can meet the monthly rent. The specific documents required depend on how you earn your income. Below is a breakdown of what you can submit based on your employment or income situation.


If You Are Employed and Receive a Salary

You’ll need to provide one or both of the following:


Option 1 – Letter of Employment


A letter from your employer that includes:
  • Your name
  • Your position with the company
  • Your annual compensation
  • The date you were hired
  • The letter must be on company letterhead and include a business contact number for the person writing it.


Option 2 – Most Recent Paystub


Your latest paystub must clearly show:
  • Your name
  • The company’s name
  • The date of compensation
  • The compensation amount
  • The pay period range

If You Are Employed and Paid Hourly

You’ll need to provide one or both of the following:


Option 1 – Letter of Employment


The letter must include:
  • Your name
  • Your position with the company
  • How many hours per week you typically work
  • The date you were hired
  • The letter must be on company letterhead and include a business contact number for the person writing it.


Option 2 – Three Most Recent Paystubs


Your paystubs must clearly show:
  • Your name
  • The company’s name
  • The date of compensation
  • The compensation amount
  • The pay period range

If You Are Self-Employed, on Contract, or a Freelance/Gig Worker

You’ll need to provide one or both of the following:


  • Six months’ worth of bank statements showing a consistent income of the amount reported in your application and/or a substantial amount of savings.
  • CRA Notice of Assessment (NOA) from your most recent tax year, showing your total taxable income for that year.

If You Are Retired

You’ll need to provide one or both of the following:
  • Your three most recent CPP/OAS deposit receipts
  • Proof of savings or investment income, including:
    • Your name
    • The bank’s name
    • The balance or investment amount(s)
    • The dates of any balances or amounts reported

If You Are Unemployed and Receiving Government Support

Submit your most recent government support receipt(s) — for example, if you receive Ontario Works (OW) or Employment Insurance (EI).

If You Are Unemployed and Supported by Someone Else

If you’re being supported by a parent, partner, or another relative/friend:
  • That person will need to apply as your guarantor.
  • Their credit will be checked, their income verified, and their references contacted — just as if they were applying to rent the unit themselves.
