When it comes to listing my property for rental/re-rental, what makes your team different from other realtors?
At LandLord, we do everything in accordance with the Residential Tenancies Act. Additionally, our comprehensive understanding of landlord-tenant relations (due in large part to our Property Management Division) allows us to navigate tenant selection with a know-how that’s hard to come by.
- How does it protect you? Meeting prospective tenants in person at the property gives our leasing staff a chance to thoroughly vet applicants, looking for red flags and warning signs that can’t be picked up from an on-paper application.
- This also helps ensure that applicants won’t be disappointed or dissatisfied with the property if their application is accepted (e.g., if a tenant doesn’t see the property in person before applying to live there, they might find that it is smaller than it seemed in photos or on video, that it’s not as sound-proof or doesn’t have as much light as they thought, and so on). This vetting process is a crucial part of what helps LandLord get you lower turnover rates.
What does the Listing process look like?
Once your tenant provides their notice to vacate, your Account Manager will reach out to you asking if you would like LPRM to take care of the re-rental process.
Once you approve, our Manager of Leasing will reach out with the current market value for you to approve. Once, approved, we will commence marketing. The cost for LPRM to handle the re-rental is 1 month's rent + HST.
This includes all marketing, showings, tenant applications, tenant screening, lease drafting and coordinating.
Listing with Landlord: we list on the top listing sites: Landlord.net, Craigslist, Kijiji, Zumper, Padmapper, apartments.ca, Rent Faster, Rent Canada, Rentals.ca, Torontorentals.ca, Rew, Trovit, Rentals for newcomers and Rent Board.
For our private sites, we utilize Ontario’s most widely recognized scheduling software to book showings to ensure a smooth viewing experience. Our experienced Leasing Coordinator will meet with prospective tenants and show them the unit.
We can list on MLS; however, our best chance of securing a quality tenant lies with these targeted sites.
Our Leasing Coordinator meets personally with each applicant during showings and conducts a pre-screening, providing an extra layer of security.
This ensures a more thorough vetting process compared to realtors who may prioritize quick placements over tenant quality.
What’s a Pre-Move Out Inspection?
Something that sets us apart from other competitors are our Pre-move Out inspections.
Our Leasing Coordinator attends the property to advise what may be required to lease faster. This is typically complete with photos and a description of what needs to be done in the unit and what might be a good idea to do to help drive up interest.
