What happens when a perspective tenant applies?

When a tenant is shown the unit and wants to submit an application, they can seamlessly apply via our proprietary application software which is fully encrypted and integrated to your client portal for security and ease of access.

Our dedicated in-house Leasing Team will review the application to ensure all documents and information are provided. They will then reach out to you with a summary of the application for you to review. If you grant the “conditional approval” we will then go ahead and complete our due diligence and reference verifications.

Should everything pass the checks, we will proceed to bind the lease, collect the deposit, tenants' insurance and confirm utility accounts have been set up (if required).

When hiring Landlord to complete your lease process, you can have full assurance that the process will be handled professionally and in full.

If I’m already a management client, do I need to sign anything for you to handle the leasing of my property?

No need to sign. Since you signed the Management Contract, we can act on your behalf as your signing agent.

Are there any hidden fees when you handle the re-rental process?

No. If you hire us to handle the re-rental in full, everything is covered in the 1 month's rent + HST locator fee charge.

I’m not a management client, can you still find and screen tenants for my property?

Yes, we offer a Rent n' Go option where you can hire us as your realtor to find and screen tenants, even if you're not a current management client. The fees for this service follow the industry standard of one month’s rent + HST.
